(1) This house is ideal for groups of 4 willing to pay £140pwe, or groups of 5 wishing to pay a slightly lower rate of £120pwe. If a group of 5 take this house, because of the layout, this would mean that you only had the communal dining room and the 5th person would use what would otherwise be the communal lounge as their bedroom. It IS possible to put sofas in the dining room to "convert" this into a smaller communal lounge.
(2) X4 bedrooms have a private washbasin in them, but X1 bedroom does not have. In addition to the private facilities, there is X1 communal bathroom with shower, washbasin and WC for use by everyone.
(3) All bedrooms have screened digital tv ariel points and minimum of premium quality double bed, plus modern desk chair and drawer storage.
(4) This property is part of our "red network" internet. This comprises wireless connection to the whole house, plus the facility to also access wired internet in each and every room
(5) This property was refitted in September 2007 and cosmetically overhauled in August 2008. For summer 2009, we will re-decorate the communal lounge areas and ensure that any necessary redecoration to other areas is undertaken.
(6) Our "base rent rate" for 2009 is £130pwe. If X4 people rented this house, then whilst we would discount the total monthly rent (to £2426pcm) to reflect the lesser wear and tear, the pro rata rate per student increases resulting in X4 people each paying £140pwe to reflect the fact that 4 people will each have a private wash basin and have access to X2 large communal rooms.
